Legal & Warranties

COMMERCIAL, SCOPE & RISK CLAUSES
Design Modifications	A design, if needed to be modified more than thrice, shall be charged for accordingly.
Plan Sanction & Fees	Government fees for the liaison bodies to be paid directly by the client.
Ground Levelling	Assuming the site and road level to be equal, if ground level needs to be raised above 18 inches, it shall be charged.
Excavation Risks	Hard rock/soft rock excavation, if it arises, shall be charged on actuals.
Earthwork Charges	Buying new earth/sending existing earth for excavation/backfilling purpose shall be charged on actuals.
Escalation Clause	Basic price of Cement is up to ?380 per bag & Steel up to ?60,000 per MT. Increase shall be charged accordingly.
Openings Limit	Percentage of opening for doors & windows – 20% of built-up area Maximum.
Scope Limitation	Any work not mentioned within this package or outside the site boundary shall be charged.
Client Provisions	One point of Electricity & water needs to be provided by the client free of cost.
Foundation Depth	SBC of soil is considered at 180 KN/M2 and depth of the foundation 4-5 Feet. Any increase in depth charged on actuals.
Material Delivery	Constraints in material delivery or stocking place charged on actuals.
Site Provision (Shed)	Specific area to construct labour and material shed needs to be provided within 50 feet.
Utility Connection	Road cutting charges for Electricity/Sewage lines not included.
STRUCTURAL WARRANTY
Structure (10 Years)	Covers major structural defects, including collapse, or failure compromising stability.
Waterproofing (5 Years)	Covers waterproofing failure in critical areas (terrace, sunken slabs, overhead tanks).
WORKMANSHIP WARRANTY
General Workmanship (1 Year)	Covers defects arising directly from poor installation (e.g., uneven plastering, loose tiles).
